The Design-Build Process: From Concept to Completion

Whenever there is a project to design a new building or conduct an extensive remodel, the usual process begins with hiring an architect and later, a general contractor to build what was drawn up. Nowadays, there is a new model of construction that is becoming very popular: design-build. Whether led by a builder or an architect, businesses that use this model provide both design and construction services.

LMNOP Design Inc. is a firm that serves as an all-in-one solution for various building requirements, which gives clients the ability to hire a single company to take care of each phase of the project—from the initial design stages to construction. Our full-service design-build firm has a solid team of both experienced designers and contractors on staff.

With the design-build strategy, clients obtain the maximum value for their dollar. The entire process is streamlined, avoiding the typical lapses in time with a design - bid - build process. Using design-build processes vs the design-bid-build process we are able to address the concerns of projects taking too long and secure necessary subs and vendors early in the process. Since LMNOP provides both design and build services, we have developed processes that ensure that completion takes place in a timely manner.

Project Planning and Time Management

Each project is planned so that all our staff members are working on specific component of the project throughout its life cycle. Which reduces the time required for ‘hand-offs’, miscommunication from incomplete information and duplicated scopes of work. This results in a reduction of time to complete a project from beginning to end by about 25%.

As soon as our designer begin working with a client, the building design process begins, and at the same time, our general contractor will begin working on materials that will be used in the build-out. Our internal scheduling and project management software helps us to keep track of budgets and schedules.

The first step is to collect our client's needs and goals. We ask questions that are necessary to develop a detailed understanding of their vision and the type of environment they desire. Together, with sketches and drawings, we help to visualize what the project might look like in its final form.

The next step is to submit preliminary design plans for approval or corrections by the client. During this step, it may prove necessary to go back to the client for additional revisions on the design before the project is finalized.

After the initial approval, we will proceed with a site assessment. This process includes a careful analysis of existing utilities and other infrastructure such construction sites require, taking into consideration accessibility and environmental impact.

Gaining Building Permits

Through these evaluations, we also determine how much of our clients' existing atmosphere needs to be modified and what changes need to be made to enable us to obtain building permits. The next step is to submit a building permit application to local authorities and receive approval for construction. At this point in the design build process, we may have already obtained bids from subcontractors so we can get an estimate of the total cost of the project.

The final step is to begin construction and use the knowledge gained during previous steps to continually improve our process as we adjust throughout the project.

Over the years we have learned that time and money are the keys to success in every project as quality work is a given. It is important to build a business where fees are reasonable, and in using design-build, clients can rest assured that they will receive top-quality services at a price that fits their budget.
